Re: proposed subdivision at 11990 Page Mill Rd
Dear Sirs and Madams,
I was pleased to see that the proposed subdivision shows a
drainage swale along the fence from about the PG&E pole
heading northward, emptying into the ditch that carries
Foothill Park runoff. I want to emphasize the importance of
this swale. Many acre feet of runoff currently flow in this
area every winter. When the area becomes overgrown or
silted, as it did in 2005-2006, the water is diverted and
flows under the fence in a sheet flow of several inches to
reach the ditch, destroying plants along the fence. The
swale should he at least a foot deep and be designed to
prevent runoff from reaching the fence (e.g. via a berm).
The area immediately adjacent to our property near the ditch
is the site of a poison oak forest. This has a tendency to
spread to our property, and we would like to see the poison
oak eliminated to prevent this.
After the ditch passes under the fence onto our property, it
flows underground in an old 12 inch diameter pipe. This
pipe usually backs up at least once a year due to the volume
of water and silt and floods our property. It is therefore
imperative that this ditch be not asked to carry any
additional runoff, e.g. from Central Dr. We can live with
the current runoff, but we do ask that nothing be added.
Anything that can be done to reduce the peak intensity of
the runoff would also be much appreciated.
Because we are downhill from 11990, it is more efficacious
if privacy landscaping (screening) between our properties is
also situated on 11990, and we would like to see that in a
future landscape plan. In addition, it is important that
any planting on 11990 not grow so tall (above approximately
40 feet) as to eventually shade the photovoltaic modules
(solar cells) on our barn. For example, redwoods would not
be a good choice.
My biggest concerns are the issues raised by Waidy Lee about
the lights and sound from the proposed driveway adjacent to
our property, and the PG&E power lines. Since she has
addressed these issues, I will not repeat that here, but
simply echo her comments.

Dear Sirs and Madams,
I would like to express my concerns on the sub -division plan
for the Moeller property which is just next to my property.
A. Proposed easement/driveway
Problem: The location of the proposed easement and
driveway from Central Drive to Parcel A is only 10' from
our property line. Our family room, Master bedroom, study,
and one bedroom each have large windows facing this direction.
It creates an invasion of privacy for our daily living; and the
noise, and dust generated from the traffic will greatly impact
US. In addition, it creates big flashes at night time when
car headlights pass at night.
Solution: It would be much better that the driveway easement
be placed at the opposite side, along Page Mill Road entering
from Central Drive.
B. utility improvement
Problem: We have had two fires caused by PG&E's high
voltage power distribution line through our property, and
this line continues on through 11990 Page Mill. It is
beneficial to the entire neighborhood that these high
voltage power line be placed underground. Currently,
there is a high voltage power line from a pole on Page
Mill Road, to a pole on our property, to a pole on the
Moeller's property, then continues its way across Central
Drive on a pole on the Steers' property.
Solution: These high voltage power lines need to put
underground. I suggest they use the same path they are
using for their sewage connection, i.e. the underground
work would start from the pole on Page Mill, trench
underneath Page Mill Road, then along their proposed
sewage easement line across Central and terminate at the
pole on the Steers' property.
C. Screening
Problem: The house on Moeller's property, which is to be
taken down, is far away from our house, and does not cause
any privacy problems. This sub -divisions creates two
dwellings which are much closer to our house.
Solution! I would like to see tree plantings on the
Moeller's property at the east property line, It is no
longer just one house looking at our house. There will be
two! These trees should be planted now, so that they grow
large enough for privacy by the time new dwellings are
built.

Finally, we would like to work with the future owners to reroute the PG&E distribution wires to be along the fence line,
and we ask that the town and subdivision plan do nothing at this stage that would be incompatible with this goal.
