October 11 19617 outlined Mr. Spencer's objections to approval of tenta-

ment for Construction of Cabana.
Request is for a varianccof eight feet (3') or a reduction wo twenty-two
feet (220 from Moody Road (property has access from Becky Lane, off
Elena Road),
Ch_irman Hibner reported the Map Committee had inspected the property at
the same time as the Bethel property was inspected, and coul, Sind no
objections.
There were no objections from adjoining property owners.

RECOMMENDATION:
That the request of _rthur Micheletti (V-268-60) for reduction in
wetback requirement to twenty-two feet (220 from Moody Road be
approved.
JOTION: Minckley; SECOND: Prentice; VOTE: Passed unanimously
Chairman Hibner commented on the possibility of the Staff w ndlin„
variances in instances where there have been previous variances
granted in an certain area where there have been no objections from
adjacent property owners.
In vier; of the State's requirement for posting property andnotifi-
cation of adjacent property owners, it was the opinion the SVaff
would be precluded from this function.
DIVISIONS OF LhNO: Tentative Maps:
1, Phillips, Donald A. (329-66) 2 lets. Engrs. Riley & Floyd, Resubdivision
of Lots 1, 2 and 3, Tract No. -3-9-0777
Mr. Phillips explained he }tad a purchaser for Lots 1 and 2. who wishos
to ratain the tennis court which is constructed on portions of the two
lots. The request is for the deletion of the common lot line, thus
making one lot.
Chairman. Hither reported the Map Committee, upon inspection of the site,
could find no problems.
Question relative to the six foot fence around the tennis court, and on
the common boundary line of Lots 1, 2 and 3, was dismissed as not beim
relevant at this time.
Check List was completed by the Chairman.
RECCMMENDATION:
That the Tentative Map of Donald A. Phillips (329-66) 2 lots be
approved as submitted and in accordance with provisions of the
Check List.

PRELIMINARY DISCUSSION:
1, Si.ndau, Henry - 3 lots.
Mr. Lindau explained that he wished to subdivide his property, 3.16+
acres into three (3) lots. The property is served by a 500+ foot private
road off Hilltop Drive. The road, 0.484 acres is included in the 5.16 aur s,
9r. Lindau referred to nrivision of Ordinance No. 69 relative to r,aximum
dimension of 350' being allowed Par computation of net acreage, st-_tine,
this would allow him only two lots. He requested an opinion as to the
feasibility of granting use of his road to Dr. Voorhees (adjacent owror)
in exchange for additional land which would allow him three sites-

Suggestion bas made to Mr. Lindau that he and Dr. Voorhees prepare a
faint subdivision Map in order to determine whether s plan can be
-Orked out.
Mr. Linden was assured this natter could be considered at anozhor prelim-
inary discussion.
