HomeMy WebLinkAbout69-89 RESOLUTION NO. : 69-89 A RESOLUTION APPROVING TENTATIVE PARCEL MAP OF LANDS OF VARSANYI RESOLVED, by the City Council of the Town of Los Altos Hills, County of Santa Clara, State of California, that WHEREAS, the City Council having examined the proposed Tentative Parcel Map entitled "LANDS OF VARSANYI" herein referred to as the "Tentative Map"; and WHEREAS, the Tentative Map having been reviewed by any other public agencies entitled to do so, and the recommendations of any such public agencies having been considered by the City Council prior to its taking action on the Tentative map; and WHEREAS, the City Council having conducted a hearing concerning the Tentative Map and having considered the evidence presented at the hearing; and WHEREAS, the City Council having determine that the Tentative Map is in conformity with the requirements of Chapter 4 entitled "Subdivision" of Title 9 of the Los Altos Hills Municipal Code; and the Subdivision Map Act of the State of California commencing at Section 66410 of the Government Code; and WHEREAS, the City Council having read and considered the proposed conditions of approval concerning the Tentative Map which have been recommended by the Planning Commission, NOW, THEREFORE, IT IS HEREBY FOUND, ORDERED AND DETERMINED as follows: ti0 Al,-- I. The City Council of the Town of Los Altos Hills hereby-approves the above-described Tentative Map subject to performance of and compliance with each of the Conditions of Approval which are set forth in Exhibit "A" attached hereto, entitled"Conditions of Approval Tentative Map", and which conditions are incorporated herein by reference and made a part of this Resolution as though set forth fully herein. REGULARLY passed and adopted this 7th day of June, 1989. ; BY MAYO: ATTEST: CITY CL K 053089 -2- Lands of •Varsanyi Tentative Map #4-88 EXHIBIT "A" , Miraloma Way PLANNING COMMISSION RECOMMENDED CONDITIONS OF APPROVAL LAND AND EASEMENT DEDICATIONS: • • 1. The applicant shall dedicate 30-foot half-street right-of-way for Summerhill Avenue where it adjoins the property. The Final Map shall reflect this right-of-way dedication. . 2. The applicant shall make an irrevocable offer of dedication of Miraloma Way within the subdivision to the Town of Los Altos Hills as a Public Street. This offer shall be accepted and recorded by the Town upon the receipt by the Town of similar offers by all properties abutting Miraloma Way. The offer of dedication shall be for 40 ' of right-of-way. 3 . The applicant shall record an easement for Pacific Bell tele- phone lines and maintenance to the satisfaction of Pacific Bell. The Final Map shall reflect this easement. • • PUBLIC UTILITIES: • 4. All utilities, including facilities for cable television, are to be undergrounded in accordance with Municipal Code Section • 9-1 . 1105 5 . All lots shall be connected to California Water Service prior to recordation of the Final Map. 6: All- lots shall be connected to the Los Altos Sewer District • sanitary sewer prior to recordation of the Final Map. IMPROVEMENTS: • 7 . The applicant shall improve the drainage swale along Summer- . - hill: Avenue to direct storm water to the existing 24". CMP culvert. Improvement of culvert inlet and swale is to be shown on the Improvement Plans: The work is to be done • prior • - to recordation of the Final Map, or a bond to the satisfac- tion of the Town posted to ensure the completion of the re- quired work prior to issuance of Site Development Permits. Lands of Varsanyi i • Tentative Map #4-88 Miraloma Way The improvement plans and construction are to be approved by Santa Clara County prior to issuance of Site Development Permits . (This added by the Planning Commission at their meeting of April 26, 1989) 8. Applicant to construct a drainage swale along the Miraloma Way roadway. This swale shall be shown on the improvement plans . The work is to be done prior to recordation of the Final Map, or a bond to the satisfaction of the Town posted to ensure completion of the required work prior to issuance of Site De- velopment Permits. The improvement plans and construction are to be approved by Santa Clara County prior to issuance of Site Development Permits . (This added by the Planning Commission at their meeting of April 26, 1989) 9 . Applicant to improve Miraloma Way to Public Road standards . These improvements are to be shown on the improvment plans . The work is to be done prior to recordation of the Final Map, or a bond to the satisfaction of the Town posted to ensure completion of the required work prior to issuance of Site De- velopment Permits. 10 .A Type IIB path shall be constructed within the road right-of- way for Summerhill Avenue prior to recordation of the Final Map, or a bond to the satisfaction of the Town posted to ensure completion of the required work prior to the issuance of Building Permits. This constrtuction is to be shown on the improvement plans for the subdivision. GEOLOGY AND SOILS: 11. The fill which has been placed without permit on proposed Parcel 2 is to be removed prior to recordation of the Final Map, or its removal bonded against. 12.All recommendations of the Town Geologist as stated in the at- tached letter shall be complied with prior to the recordation of the Final Map. PLANNING AND ZONING: 13 . All access to both lots is to be from Miraloma Way. The Final Map shall note this condition. 14 . Any structure made non-conforming by this subdivision shall be removed prior to recordation of the Final Map. • • ' Lands of arsanyi Tentative Map #4-88 Miraloma Way 15 . The "future road right-of-way" shall be shown on the Final Map. 16 . The record of survey referred to in the title report shall be referenced, as appropriate. 2 17 . The Maximum Floor Area on proposed Parcel-i-is to be limited 4,750 to 478 square feet.
