HomeMy WebLinkAbout61-85 I S • • it RESOLUTION NO. 61-85 RESOLUTION AMENDING RESOLUTION NO. 51-85 CONCERNING TALLY HO SUBDIVISION RESOLVED, by the City Council of the City of the Town of Los Altos Hills , County of Santa Clara, State of California, that WHEREAS, on May 15, 1985 the City Council adopted Resolution No. 51-85 entitled "RESOLUTION APPROVING TENTATIVE SUBDIVISION MAP OF TALLY HO SUBDIVISION" , and WHEREAS, the applicant having requested that condition of approval No. 4A of the Tentative Map be amended, and the City Council having considered the request, NOW, THEREFORE, IT IS .HEREBY FOUND, ORDERED and DETERMINED as follows: 1. , The City Council hereby amends Condition No. 4A of the "Conditions of Approval Tentative Map" as set forth in Exhibit "A" attached hereto and which is incorporated herein by reference and made a part of this Resolution as though set forth fully herein. This agreement shall run with the land of Parcel C and be invoked when new construction or remodeling of existing structures on Parcel C is submitted to the Town for approval." Honorable Mayor and City Council Members FROM: Chairman, Planning Commission SUBJECT: Lands of Bellucci , Tally, Ho Subdivision Moody Road APN 351-37-02 and 351-37-04 The Planning Commission at their meeting of April 24, 1985 recommended approval of the subject Tentative Map with the following conditions : 1. LAND AND EASEMENT DEDICATIONS: a. The owner shall dedicate all necessary easements, for sewer and water to the satisfaction of the Purissima Hills Water District . and the City Engineer. b. Easement access -to Moody Road shall be dedicated to the satisfac- tion of the City Engineer. 2. FINAL SOILS AND GEOTECHNICAL REPORT: a. Prior to any future development, the Town will require the appl.i- cant to conduct a detailed geotechnical investigation of each area of proposed development. This investigation shall address, but not necessarily be limited to, the following: i . Earth Materials- The engineering geologist should describe the type and show the distribution of earth materials (i .e. , bedrock, colluvium, landslide deposits, artificial fill , etc. ) on an original geologic map and cross section(s) . ii . Flood Hazard Evaluation - The flood hazard potential of the; . areas of proposed development should be evaluated and mitiga- tion measures provided to reduce the flood hazards to accept- able levels. iii . Slope Stability Analysis - The long-term stability of ,the landslide deposits should be analyzed under both seismic and aseismic conditions (if appropriate) . Soil and Foundation Engineering - Geotechnical recommendations for • site preparation and grading, site drainage improvements, and design . parameters for foundations and retaining walls should be provided. for all proposed development. The results-.of the geotechnical investigations shall be submitted to the Town . and reviewed and approved by the City Engineer and Geologist prior to issuance of site development and building permits. • .3. PUBLIC,UTILITIES: a. Parcel '!B" residence shall be connected to the sanitary sewer. - • b. Parcel "B" septic tank shall be pumped and filled to the satisfaction . • of the Environmental Health Department and the City Engineer-. c. The owner shall enter into an agreement with the Town to require connection • to the Purissima Hills Water District in the event that the County Health Department determines the existing on-site water supply is no longer potable. d. The owner shall enter into an agreement with the Town to require existing ' septic tank system for remainder of the subdivision can be utilized until evidence of failure, at which time dwellings must be connected to sewer. 4. , MISCELLANEOUS: a. The owner shall enter into a recorded agreement to construct storm drainage improvements to Adobe Creek to increase the channel capacity to that of a "10 year" storm to the satisfaction of the Santa Clara Valley Water District, the City Attorney and the City Engineer. Any channel modification must _be approved by the Santa Clara Valley Water District and Department of Fish and Game. c. The owner shall enter into a recorded agreement to maintain and repair the private fire hydrant and water main. The agreement shall be performed to the satisfaction of the City Engineer and the Los Altos Fire District. d. A note shall be recorded on the Parcel Map stating that additions to or construction of habitable structures shall not be allowed below the elevation of the 100 year flood. e. The. owner shall enter into an agreement with the Town to preserve redwood trees not within the Conservation Easement, in excess of 30" in circumference. ► . 46,iy .
