RESOLUTION NO. 128-85
RESOLUTION APPROVING TENTATIVE SUBDIVISION MAP OF
THE LANDS OF SILINS
RESOLVED, by the City Council of the City of the Town of Los
Altos Hills, County of Santa Clara, State of California, that
WHEREAS, the City Council having examined the proposed Tentative
Subdivision Map entitled "LANDS OF SILINS, being a portion of the.
Rancho La Purissima Concepcion and also being shown upon that certain
Record of Survey recorded in Book 59 of Maps at Page 25, Santa Clara
CountyRecords and lying within the
y g Town of Los Altos Hills, "
herein referred to as the "Tentative Map; " and
WHEREAS, the Tentative Map having been reviewed by any other
public agencies entitled to do so, and the recommendations of any such
public agencies having been considered by the City Council prior to
its taking action on the Tentative Map; and
WHEREAS, the City Council having conducted a hearing concerning
the Tentative Map and having considered the evidence presented at the
hearing; and
WHEREAS, the City Council having determined that the Tentative
Map is in conformity ormity with the requirements of Chapter 4 entitled "Sub-
division" of Title 9 of the Los Altos Hills Municipal Code; and the
Subdivision Map Act of the State of California commencing at Section
66410 of the Government Code; and
WHEREAS, the City Council having read and considered the proposed
conditions of approval concerning the Tentative Map which have been
recommended by the Planning Commission,

NOW, THEREFORE, IT IS HEREBY FOUND, ORDERED AND DETERMINED
as follows :
1. The City Council of the City of the Town of Los Altos
Hills hereby approves the above-described Tentative Map subject to
performance of and compliance with each of the Conditions of Approval
which are set forth in Exhibit "A" attached hereto, entitled "Con-
ditions of Approval Tentative Map, " and which conditions are in-
corporated herein by reference and made a part of this Resolution
as though set forth fully herein.
REGULARLY passed and adopted this 18th day of . September
1985.

SUBJECT: LANDS OF SILINS, FILE #TM 1-85

The Planning Commission at their regular meeting of August 28, 1985, recommended
approval 'of the subject Tentative Map with the following conditions:

1. • LAND AND EASEMENT DI1)ICATIONS: .
l.A. The owner shall dedicate emergency access easement as shown on the
Tentative Map to the satisfaction of the Los Altos Fire Protection
District and the City Engineer, •
1.B. The owner shall dedicate a'bicycle pathway easement as shown'on the
Tentative Map. .
1.C. The owner shall dedicate water. and utility easements to the satisfac-
tion of the Purissima Hills County Water District and the City
• Engineer. .
2. FINAL GEOTECHNICAL AND SOILS REPORT: '
2.A. The applicant's geotechnical consultant shall review and approve 'the
geotechnical .aspects • (i.e. , site preparation and roadway grading,
• site surface and subsurface drainage, improvements, design of foundations
and -retaining walls, etc.) of the Site Developient plans to ensure
that all geotechnical recommendations have been properly incorporated, '
2.B. The applicant's geotechnical consultant shall inspect, test .(as appropriate) ,
and approve all.geotechnical aspects of the project construction. These
inspections shall include, but not necessarily be restricted to: site '
preparation. and grading;- site surface and subsurface drainage improvements;
keyway excavations prior to placement of subdrain or fill materials; and -
foundation, retaining wall, and. pool excavations prior to the placement .
• of steel, concrete and granite, The results on these inspections and the • •
. as-built conditions of the project shall be described by the geotechnical
consultant in a letter to the City Engineer prior to final of building
permit approval. •

• 3. PUBLIC UTILITIES: •
3.A. All public utilities shall be undergrounded.
4. FIRE SAFETY:
4.A. The owner shall be required to install a fire hydrant 'on Lupine Road,
• prior to acceptance of the Parcel Map, to the satisfaction of the
Los Altos Fire Protection District .and City Engineer. •
4.B. The owner shall improve the emergency access road-to Town Standards,
within six months (6) after recordation of the Parcel Map to the
satisfaction of the City Engineer and-the Los Altos Fire Protection
District.
5. SEWAGE DISPOSAL:
5.A. A septic tank drainfield for Parcel B shall be in conformance with
Town of Los Altos Hills Municipal'Code, Title 6, Chapter 4, and Town
Standards for private sewage, disposal. This lot will require 400
feet plus area for 100% expansion and a 1,500.gallon septic tank.
6. FEES:
(a) Storm Drainage In-Lieu Fee
$200.00 per lot $ ' 400.00
(b) Path In-Lieu Fees 300.00 per lot 600.00
(c) Road In-Lieu Fees:
(d) Park & Recreation In-Lieu Fee 418.00
