RESOLUTION NO. 133-85
RESOLUTION APPROVING TENTATIVE SUBDIVISION MAP OF
LANDS OF JONES
RESOLVED, by the City Council of the City of the Town of Los
Altos Hills , County of Santa Clara, State of California, that
WHEREAS, the City Council having examined the proposed Tentative
Subdivision Map entitled LANDS OF JONES, being that 5. 08 acre parcel
shown on the Record of
Survey recorded in Book 9 of Maps Page 43
g
Santa Clara County Records,"
herein referred to as the "Tentative Map; " and
WHEREAS, the Tentative Map having been reviewed by any other
public agencies entitled to do so, and the recommendations of any such
public agencies having been considered by the City Council prior to
its taking action on the Tentative Map; and
WHEREAS, the City Council having conducted a hearing concerning
the Tentative Map and having considered the evidence presented at the
hearing; and
WHEREAS, the City Council having determined that the Tentative
Map is in conformity with the requirements of Chapter 4 entitled "Sub-
division" of Title 9 of the Los Altos Hills Municipal Code; and the
Subdivision Map Act of the State of California commencing at Section
66410 of the Government Code; and
WHEREAS, the City Council having read and considered the proposed
conditions of approval concerning the Tentative Map whichhave been
recommended by the Planning Commission,

NOW, THEREFORE, IT IS HEREBY FOUND, ORDERED AND DETERMINED
as follows :
1. The City Council of the City of the Town of Los Altos
Hills hereby approves the above-described Tentative Map subject to
performance of and compliance with each of the Conditions of Approval
which are set forth in. Exhibit "A" attached hereto, entitled "Con-
ditions of Approval Tentative Map, " and which conditions are in-
corporated herein by reference and made a part of this Resolution
as though set forth fully herein.
REGULARLY passed and adopted this 2nd day of October
1985.

Two Lot Subdivision
• .The Planning Commission at their regular meeting of September 11, 1985, recommended
approval of the above subject Tentative Map with the following Conditions: •
1. LAND AND EASEMENT DEDICATIONS:
1.A. The owner shall dedicate utility easements to the satisfaction of. the
. City Engineer.

1.B. The owner shall dedicate a pedestrian/equestrian easement as redlined
by staff on the Tentative Map, dated August 19, 1985, and "Received,
September 4, 19.85.
. 1.C. The owner, shall dedicate public right-of way along Page Mill Road as
required by Town Ordinance, (30'., half street) , to the satisfaction
of the City Engineer. .
1.D. The owner shall dedicate a Conservation Easement as shown on the Tentative
Map (dated Received "September 23, 1985") as proposed by applicant and •
redlined by staff, to the satisfaction of the City Engineer and Town •
Planner. Part or all of septic drainfield for Lot #2 shall .be allowed
. within Conservation Easement if it is demonstrated to the satisfaction of
• the Town that such placement will minimize damage to existing oak trees.

Open rail type fences shall be allowed which would not prevent movement
of animals. No other structures, grading or vegetation removal shall be
• allowed with. exception to brush. clearing for fire protection.
2. FINAL GEOTECHNICAL AND SOILS REPORTS: • '
2.A Prior to issuance of Site Development and Building Permits, the applicant's .
geotechnical consultant shall review and approve all geotechnical aspects
• of the development plans (i.e. , site preparation and grading, site drainage
improvements; design •of foundations and retaining walls, house and leach-
field locations, etc.) to ensure conformance with their recomrendations.
(If development activities are planned for areas outside the areas circled
on the Tentative .Map, supplemental geologic and/or geotechnical information
may be necessary.) The results of this geotechnical plan review. shall

be summarized in a letter by the geotechnical consultant and submitted.

Site Development and Building Permits. •
2.B. The geotechnical consultant shall inspect, test (as needed) , and approve
all geotechnical aspects of the project construction. These inspections
shall include, but not necessarily be limited.to: site preparation and .
.grading, site drainage improvements, and excavations for foundations
' and retaining walls prior to placement of steel and concrete. The results
of these geotechnical field inspections shall be described by the geo •
-
technical consultant in a letter and submitted to the City Engineer for
review and Tproval prior to final project approval. .
3. PUBLIC UTILITIES: .
3.A. All public utilities shall be undergrounded.
4. SEWAGE DISPOSAL: .
4.A. Septic tank drainfield shall be in conformance with''Ibwn of Los Altos
Hills.Municipal Code, Title 6, Chapter 4, and Town standards for private
sewage disposal. This lot will require 400 feet of drainfield.plus area
for 100% expansion and a 1,500 gallon septic tank according to the
. County of Santa Clara Environmental Health Services. . The drainfield .
shall be designed and installed to minimize impact on the existing oak
trees, to the satisfaction of the City Engineer.

5.A. Forty foot (40') setback shall be from Page Mill Road, because of .
potential impact as Page Mill Road is a scenic highway.
5.B. In the development of the site, careshall be taken to preserve as many
trees as is practicable. . •
