SUBJECT: LANDS OF KAMANGAR, 24300 Summerhill Ave.
Study Session (File#122-98-ZP-SD-GD)
Staff has scheduled the above item as a "study session" at 6:30 p.m., prior to the regular
Commission meeting. The applicant has prepared revisions to the original plans and
wishes to get the Commission's reaction to them. Staff recommends that the
Commission, applicant, and the staff sit around the table and review the modifications,
rather than a more formal hearing procedure.
Staff has met with the applicant and his architect twice and believes the changes (if
reflected on the plans) substantively address the Commission's concerns, including:
1. The area of the existing basement which is not currently habitable has not been
included in the allowable development area or floor area numbers.
2. The size of the addition has been reduced by approximately 200 square feet.
3. The entry has been relocated so that it does not directly face Summerhill Ave.
4. The parking layout has been revised to relocate one space to the rear of the garage
(existing pavement) and another closer to the house, to avoid impacting the
immediate neighbor.
5. Storage space has been provided adjacent to the garage, although relocated from
its present location(and counted in the proposed square footage).
6. A curb is to be provided along the driveway to direct drainage towards the street,
rather than to the neighboring lot, and driveway widening is to be shown on the
interior side of the lot only.
7. The roofline was to be modified to step down better from the existing highest
ridge, but staff has not seen the proposed design.

The applicant has not prepared plans for distribution to the Commission, but will have a
few sets of the site plan and at least one elevation available at the meeting. If the
Commission's response is positive, the applicant will prepare a complete set of revised
plans for review at the Commission's October 28th meeting. Public notice would be
mailed for that meeting.
